Arrived onsite for ac maintenance on 2 systems. Asked customer to turn AC on to confirm operation. Chemically Cleaned outside coils on both systems. Attic unit. Checked all electrical. measured pressures for 410a at 95/195psi with 3 degree sub cooling with outside temperature at 58 degrees. Measured temperature drop at 9 degrees. Cleaned condensate line. Observed sensing dislodged from the unit and exposed to the elements of the attic. I believe it had been like that since it was installed. Changed filter 24x30x1. System running but not very efficiently.
Removed the failed condenser fan motor assembly, picked up a new OEM replacement motor, blade and capacitor. Installed all three components and wired as necessary, started up the system and confirmed operation of the new motor assembly. The new motor is now running and operating properly, checked operation of the system and confirmed that it is currently operating and cooling properly.
Started up and checked the refrigerant charge for the system, installed the Measurequick app and confirmed that the unit is low on refrigerant. Added 5lbs of R410a refrigerant, the unit is now cooling properly.
Removed the failed condenser fan motor assembly, picked up a new OEM replacement motor, blade and capacitor. Installed all three components and wired as necessary, started up the system and confirmed operation of the new motor assembly. The new motor is now running and operating properly, checked operation of the system and confirmed that it is currently operating and cooling properly.
Arrived onsite for maintenance for one gas fired boiler. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. Completed combustion test. Observed over 20 psi of boiler water pressure. Reduced to about 18 pounds of pressure. Didn’t observe a swishing sound indicating water in the line but did hear slight knocking. Reducing the pressure may reduce the knocking sound. System is otherwise operating as it should.

Turned the boiler off and wiped cleaner the burner compartment: performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. System working as it should. As per homeowners request set clock back for daylight savings time.
